What Does Invitee Mean?

An invitee is a person who has been invited onto the property or premieres of another.

The concept of an invitee is relevant to property insurance policies and claims, as well as determining whether or not losses will be covered when someone is injured on the property.

Many property insurance and homeowner’s policies only provide coverage for the residents of the buildings and invitees to the property. This excludes trespassers from coverage. For example, if a trespasser falls and breaks their leg on someone’s property, the property owner may not be obligated to cover these losses. There might be an exception, however, if the property owner did something like set a booby trap that injured the trespasser. In such cases, the owner may still be held liable.
